Capital & partnerships

How the work gets funded.

Wind Chime Capital capitalizes acquisitions and development partnerships through a combination of sources. This page describes how that works. It is informational and nothing on it is an offer.

Balance sheet

Our own capital is in every deal we do.

Seller financing and assumed debt

Many of our acquisitions are structured with the seller carrying paper or with existing debt left in place, which is often better for the seller's tax position than a cash sale.

Institutional debt

Conventional and bridge financing, placed deal by deal.

Member capital

Wind Chime Capital operates an investment club. Members review projects and participate through definitive documents. Projects are not described publicly.

Development partnerships

We partner with developers and mission organizations on new construction. Our current partnership is an 87-unit ground-up build with Brookline Development. We contribute acquisition, structuring and capital; our partner carries development and construction.

Two hands joining puzzle pieces

Nothing on this page is an offer to sell or a solicitation to buy a security. Information about club projects is shared with members through definitive documents.
