Who we work with

The people on the other side of the table.

Wind Chime Capital transacts with individual owners, families, institutions and mission organizations. What follows is a plain description of each, and what a transaction with us usually looks like.

Mission partners

Family outside a home, holding keys

Nonprofits, housing authorities and community land trusts working to put families into homes they can afford. We partner on the build, contributing acquisition, structuring and capital so the mission moves faster than grant cycles allow.

Retiring landlords

Retired couple walking on a hillside

Most of our sellers have owned for twenty years or more and are ready to stop — without selling one house at a time or getting a whole portfolio photo-ready first. We buy as-is, in a single transaction, and build the structure around their retirement and tax position.

Heirs of inherited portfolios

Couple reviewing paperwork at a kitchen counter

Inherited real estate usually arrives at the worst possible moment, often with tenants and paperwork in several cities. We handle diligence, valuation, structuring and closing, whether it is five homes or fifty.

Institutions and portfolio managers

Team reviewing charts around a table

Performance to protect, risk to move off the books, and no appetite for a deal that slips. We buy quietly, we commit to a timeline and hold it, and we work directly with asset management and finance groups.

Funds, REITs and equity groups

Meeting around a table in a bright office

Repositioning, exiting a market, or clearing scattered-site single-family rental. These conversations happen in cap rates and disposition timelines, and we are open to structures that preserve value on both sides.

Brokers and intermediaries

Brokers bring us sellers who need a buyer that can close creatively and behave professionally. We prefer direct deals but we value the people who bring real ones, and we pay at closing.

Hotel and motel owners

Owners stepping away from hospitality, including properties that need repositioning. We buy as they stand and structure around the owner's timeline and tax position.

Not sure which of these you are?

Most people aren't. Send a short note describing the property and we will tell you plainly whether it is something we buy.
